Pondapple Maintenance Association
Unofficial Annual Meeting Notes
March 22, 2007
-
Two positions on the Board had terms which were expiring,
and the members submitted their names and were re-elected.
No other candidates applied.
-
Our liquid funds are in good shape and the reserve account is slowly
accumulating back from nothing, so -- barring hurricane or other
didaster -- the monthly assessment does not need to be increased at
this time.
-
There have been many improvements this past year, including renovating
the community park, putting up new fences around the park and along
Jog Road. Our in-house handyman has done a good job, including
streetlight maintenance, replacing the sprinkler pumps and timers, and
sprinkler system maintenance.
-
We will address the problem of cars speeding in the community and
parking improperly. Boca police will assist with speeders, and we
will be towing cars which are parked on the grass or in areas with no
parking designations. A sign at our entrance gives the name and
number of our towing service.
-
Walls facing Powerline at the end of Sweet Maple will be pressure cleaned.
-
Tree trimming will continue as needed.
-
Old shrubbery in the median on Pondapple near Brookshire will be removed and replaced.
-
We are planning to take a more individual approach to landscaping,
taking each resident's preferences into account.
-
Hackberry HOA has a new Board, and now wants to cooperate more closely
with ours. They have upgraded the landscape outside the wall along
Verde Trail.
-
We will send a volunteer to represent our HOA at the Via Verde master
association meetings. Fortunately Via Verde lowered their annual dues
from $118 to $96 this year. All residents should have paid this
assessment by now to avoid legal consequences.
-
Issues raised by residents at the meeting:
-
Appearance of the neighborhood: many residents are making great
efforts to keep our neighborhood well-maintained and looking
attractive. We all need to do our part to keep our homes and yards
looking neat and well-cared for. The Board reminded everyone that
when re-roofing, asphalt shingles are not allowed in this
neighborhood. Neither are metal roofs. There are some houses which
currently have these, but when they re-roof, they are required to use
approved materials. Residents who paint or make other changes to
their homes without approval of the Board may be required to re-paint
or replace the materials with approved colors and materials.
Residents will be notified if their homes need repairs or other
maintenance. Homes and yards must be maintained to protect the value
of all our homes. Compliance is required.
-
Pets and Poop: Come on, we hear this every year: You slackers know who
you are. (1) For everyone's safety, Palm Beach County requires that
your pets are to be on a leash while out of your yard, not just near
you or "in your control." (2) You are required to pick up excrement
and deposit it in the nearby trash cans (which are emptied twice a week).
Your neighbors do not appreciate you allowing your pets to defecate
on common or other residents' property without picking up after them.
So please have some consideration for your neighbors and do the right
thing. (If your neighbor is one of the offenders, please speak to
them about it personally. "Offer" them a bag "if they have run out.")
-
Fences must be kept in good repair according to Boca City ordinance.
Gates must be securely closed, not left open. This is for the safety
of our children. Boca code enforcement will be notified of violators.
-
After the annual meeting, the Board members called to order an
organizational Board Meeting to vote the appointment of officers,
all of whom agreed to remain in their offices as they were this past year.
