Unofficial Monthly Board Meeting Notes
February 15, 2007
-
Meeting notices and preparations were made for the annual meeting March 22,
which will also be the next board meeting.
-
Finances: Accounts Payable are up-to-date. Accounts Receivable are up-to-date,
with one major exception: a resident now owes several thousand dollars, so
legal action will be initiated. Historical/proposed budgets will be prepared
in time for the annual meeting. We need to hire a genuine Certified Public
Accountant to certify the accuracy of our books this year. Reserves are
currently about half of pre-hurricane level, but are increasing steadily
each month.
-
As has been expected, State Farm will soon end the liability insurance that we carry, and discussions are underway about replacing them.
-
Some fences between residential properties, between residences and neighborhood common areas, and between residences and Powerline Road are broken or in need of repair. Besides being a "beautification" issue, residents are opening themselves up to liability claims because the fences must prevent access to their pools. Individual residents will be contacted, and, because the fences are also required by code, the City of Boca Raton may be involved.
-
The community will be re-painting and re-numbering the mailboxes in the near future. Any obviously dislodged boxes will also be re-sunk and if needed the actual mail box portion will be replaced. However, repairs and replacements remain the responsibility of the homeowner.
-
Now that the board members have been doing the work and oversight traditionally done by a management company for more than a year, after the meeting the topic was informally discussed about whether any individual(s) should be - or even could be - paid for the time they spend. There may be some legal prohibition on paying HOA/Condo Board Members, but in any case the proposed recipients declared it to be unnecessary or undesirable, at least given the current level of work (i.e.,
ex hurricane).
