Pondapple Maintenance Association
Unofficial Monthly Board Meeting Notes
January 16, 2006
-
It's official: the huricane hurt. We have a large expense item in
removing ficus and re-doing the front entrance, plus the damage to the
park, signs and electrical lighting damage, as well as the extra tree
work all around. To pay for this, our first priority is to finish
collecting the second $200 assessment for the 2004 hurricane expenses,
but even with that completed, we clearly need an additional assessment
to cover our costs. We will assess $250 per residence to cover
expenses from the 2005 hurricanes. This will be effective March 1,
2006.
-
Additionally, our monthly expenses nearly equal our amounts payable by
residents, leaving no cushion for emergencies. Discussed need for an
increase in monthly fee. Finally, our new accountants have all
our information from Benchmark and should finish their review soon.
-
Greenway will address issues which have come up, such as leaving
clippings around and not blowing off driveways after chemical
applications. Sago palms with scale must be removed. Greenway will
trim palms that are not too tall, with Florida Coast doing those above
15 feet high. The 2005 hurricane tree damage is all done, and 2006
early cut is done too.
-
An estimate was presented for replacing the stop signs which were
broken by the hurricane. (Hackberry will pay for the 2 signs which
are in their section.)
-
The need for "streetscape trees" throughout the neighborhood to shade
and enhance the look of the area was discussed. (At least 1 per
house, no black olives, ficus or banyans.)
-
A resident's request to modify the shape of the fence next to the park
as it is replaced was discussed and approved. (It will be a little
shorter, and bushes will be added.)
-
Our electrical contractor is doing repairs.
-
Elections will be coming up soon. Residents wishing to run for
election to the Board will be asked to declare themselves. We will
contact Verde Elementary School about scheduling the meeting, for the
third week in March if possible.
