Pondapple Maintenance Association
Unofficial Monthly Board Meeting Notes
January 5, 2012
-
Finances: Money market/reserve continues to increase slowly (about
$1000/month); finally the reserve has recovered to where it was just
before Hurricane Wilma hit in 2005. Checking/general fund slightly
increased, recovering from recent expenditures.
-
The reserve fund vs. the expected price for future road repairs led to
a discussion of how to fund such a large project, whether from incremental
dues increases or special assessment. The matter was tabled until the
Annual Meeting.
-
The question was brought of reviving the annual picnic that was held
in years past. Also tabled until the Annual Meeting, in the hope some
other resident(s) will express enthusiasm.
-
The Board is collecting rent from the foreclosed property on Sweet Maple,
hopefully to ultimately recoup, after expenses, several years of
monthly maintenance fees its former owner never paid.
-
Having insured that property, we will also ask our insurance company to
review and augment our coverage with attention to the liability from our
golf cart.
-
Frank will be asked to check the lamp posts & globes for insect nests.
-
The Board unanimously approved recording a Statement of Marketable
Title Action, which must be renewed every 30 years. This will serve
to retain our Declarations status as the source of marketable title
with regard to the transfer of any Member's property. The statement
reads as follows:
STATEMENT OF MARKETABLE TITLE ACTION
The Pond Apple Maintenance Association, Inc. (the "Association")
has taken action to ensure that the Declaration of Covenants and
Restrictions originally recorded in Official Records Book 3093, Page 134,
of the Public Records of Palm Beach County, Florida, as has been and may
be amended from time to time, currently burdening the property of each and
every member of the Association, retains its status as the source of
marketable title with regard to the transfer of a Member's residence. To this
end, the Association shall cause the notice required by Chapter 712, Florida
Statutes, to be recorded in the Public Records of Palm Beach County,
Florida. Copies of this notice and its attachments are available through the
Association pursuant to the Association's governing documents regarding
official records of the Association.
