Pondapple Maintenance Association
Unofficial Monthly Board Meeting Notes
March 10, 2005
-
Continuing the discussion from January about loss of our cash reserves
due to hurricane expenses, the treasurer estimates that, combining the
second $200 assessment for hurricane expenses, together with a small
increase in monthly homeowners' fees ($7.00 per month), we should be able to
restore $35,000 to our reserve account. A complete budget was
presented, which included increased management fees ($1 per unit per
month), future tree trimming and sprinkler repairs, and an
accumulation for repaving. Specifically, the budget includes the following
non-recurring-maintenance items:
-
Tree trimming: The long range plan involves continued
reduction in tree size.
-
Sprinklers: Park will be sprinklered.
-
Landscaping: Park and entrance landscaping will be improved.
-
Highways & Byways: We are accumulating funds for expected road repaving in about 5 years.
Mailboxes, subject to cost estimate, will be repaired and numbers
replaced.
The budget was approved unanimously, and should be appearing soon at a
mailbox near you!
-
More Sprinklers: Due to homeowner requests, JKA will be asked to rotate the
timing of sprinkler zones every 3 months.
-
More Tree Trimming: Ficus trees along Powerline
will be trimmed significantly, but not removed. (They form a
noise barrier for the entire community.) Once trees are reduced, residents
may have roots on their side of the fence ground down to prevent
property damage. Homeowners will be responsible for replacing rotten,
broken or unsightly fences once tree work is completed.
-
We continue to search for a competent, economical electrician.
-
Individual Resident Maintenance Issues:
-
Benchmark was asked to send out letters notifying homeowners whose property needs maintenance action.
-
Owners of a newly painted pink house which did not have ARB approval will receive a letter informing them of the need to re-paint.
-
Homeowners requesting removal of a Black Olive tree which was already trimmed will be denied, but permitted to remove it at their own expense.
