Pondapple Maintenance Association
Unofficial Monthly Board Meeting Notes
September 27, 2007
No mistake: This really is the first official board meeting since
our annual meeting in the spring. Day-to-day business has been handled
on an as-needed basis, for two great reasons: Board members see each other
more frequently, and we now have an employee who works
for us in the neighborhood. Say "hello" to Frank when you
see him around fixing things -- he's the fellow on the golf cart!
If you see something that needs repair,
bring it to his attention.
-
Finances: Accounts Payable are up-to-date. Reserves are stable, but no
longer increasing as they were at the beginning of the year, because we have
been spending more on maintenance each month.
-
A discussion took place about tenants not being informed of the
community rules, by a landlord who ought to know better. Discussion
about whether to send out another copy that would get to all residents
and the tenants, using local addresses rather than property ownership
records. Also discussion about informing Boca Code Enforcement of any
houses which are obviously being occupied by more than two unrelated persons.
-
Parking notices will be attached to cars now, per a previous letter
to homeowners.
-
We intend to bid out tree trimming again this year, after having continued
business with our preferred contractor ever since their work during the
hurricanes.
-
A holiday bonus for our employees was discussed.
-
Two light poles (east of Brookshire) are out and will need real
electrical work, either wiring or locating a hidden intermediary breaker box.
-
The front entrance has some drainage problems after rains, which are
seemingly caused by long-term settling. Three methods for getting
rid of the puddles were discussed, from expensive to stop-gap; an
estimate for a simple curb cut and an OK from the city will be sought.
